Most people think buying apartment buildings is for the ultra wealthy. That's just because no one's shown them the way.
I started welding at 14. By 21 I was a Red Seal pressure welder, and I bought my first house that same year. In 2004 I started a welding company with one mobile rig. I sold it in 2020.
I bought my first apartment building in 2016, a 16-unit. Since then I've taken on more than 300 units.
One rule runs every deal. Know the deal and the right structure before a single dollar is spent. That rule has held up through more than one market cycle, and it's the first thing I'll teach you.
I've made the mistakes so you don't have to. A 12-unit that ran 18 months long and nearly $600,000 over, all from one bad call on one day. Nobody selling you a course will tell you that part. I will, because it's where the real lessons are.
That's why I hate the word guru. Anyone can sell you a pitch deck and a smile. I still run my own deals, every week, and what I teach is the same system I use on them.
